New openings drive Dundrum investment

Hammerson has recently announced a series of new openings and brand investments at Dundrum Town Centre, reinforcing its position as Ireland’s leading mixed use destination.

M&S has extended its lease and is undertaking a multi-million-euro investment in an exciting transformation of its store, due to relaunch in summer 2026.

Zara is also making a major investment to upsize and upgrade its store, increasing its footprint by 43% from 26,300 sq ft to 37,700 sq ft, with completion scheduled for late autumn.

These investments build on recent upgrades across the centre, including 27 refits during 2025.

Enhanced fashion, beauty and lifestyle

Dundrum continues to enhance its fashion, beauty and lifestyle offer with a strong pipeline of new openings.

Award-winning Irish skincare brand Pestle & Mortar is set to open its first-ever shopping centre location with a boutique on Level 2 in early 2026.

British lifestyle brand Crew Clothing will also open its first shopping centre store in Ireland in Q1 2026, with a 1,933 sq ft unit, while luxury jewellery and accessories brand Swarovski is set to launch a new 1,443 sq ft store opposite Brown Thomas.

These additions build on the opening of The Fragrance Shop in November, located next to Hollister which was also recently refitted to enhance the customer offer.

Expanded food and beverage offering

Dundrum Town Centre has also continued to strengthen its position as one of Dublin’s most plentiful dining destinations, supported by new openings and recent signings.

Vice Pizza is set to open a new 1,884 sq ft restaurant in Pembroke District in January and salad bar Sprout & Co. is set to open a new 1,132 sq ft outlet.

These follow a series of high-profile openings in recent months. In December 2025, French patisserie Ladurée opened its first shopping centre location in Ireland on Level 1, while plant-based café Nutbutter opened a 4,147 sq ft, two-level flagship – its first shopping centre location and only its third outlet nationwide.

The same month also saw American fried chicken brand Slim Chickens make its Irish debut, opening a 3,181 sq ft restaurant in Pembroke Square beneath Lane7.

Earlier additions in 2025 included Wagamama’s 3,127 sq ft restaurant in Pembroke Square and French éclair bakery French Revolution, which opened a 1,097 sq ft store on Level 1, marking its first shopping centre location.

Hammerson is also well advanced in terms of an exciting re-purpose of the unit previously occupied by Donnybrook Fair, with a planning application to be submitted to split the unit horizontally, comprising a standalone retail unit on the ground floor and a separate large-scale dining offer on the first floor.

With high occupancy levels at Dundrum at over 98% and continued brand demand, it is excited about the potential of these two new units.
